Century Properties unveiled Thursday a P13.5-billion six-tower riverside high-rise residential project in Mandaluyong City, which will offer affordable stylish condominium units accessible to major central business districts.
In a briefing, company managing director Marco Antonio said the new project, called “Acqua,” would roll out 2,500 residential units in a tropical rainforest-inspired community.

The new development—intended to be one of the highlights of its developer’s 25th anniversary this year—will rise on a 2.4-hectare property in Makati where the old Noah’s Ark sugar refinery used to be, which is right across Rockwell Center. It can be accessed from Rockwell via the newly constructed Estrella-Pantaleon bridge over Pasig River.

All of the buildings will be named after the great waterfalls of the world. The first to start pre-selling is The 42-storey Niagara Tower offering one-, two- and three-bedroom units. There will also be a private collection of special units for the discerning home buyers, Antonio said. A 27-to 32-square meter one-bedroom unit is worth about P2.5 million while a two-bedroom unit of 42-50 square meters is worth around P4.5 million.

A household with a combined monthly income of P50,000 can afford to buy a unit in this project. Monthly amortization was estimated at about P17,000.

Century Properties requires a 35-percent equity payable over the 48-month construction timeline for each tower. The balance can be covered by bank financing.

The development is inspired by water, which is expressed in the building design and amenities. Antonio said the project was intended to be a self-contained development and a “residential eden.”

Giving its vote of confidence in ongoing efforts to fully rehabilitate Pasig River, Antonio said Acqua would be the first to take advantage of the area as a premier waterfront address in the country.


The development will have as its central amenity “The Pebble”—a 3,000-sqm exclusive country club for residents by the water, which will offer a variety of wellness and recreational activities. It will also have a 300-meter boardwalk that will host an array of restaurants, boutiques and cafes.

Century Properties Inc. expects to sell out its P13.5-billion Acqua Private Residences in two or three years, capitalizing on the growing demand for residential projects from the bulging middle class.
In a briefing yesterday, Century Properties managing director Marco R. Antonio said Acqua Private Residences, which will rise on the 2.4 -hectare former site of Noah’s Ark sugar refinery in Mandaluyong City, is the first waterfront residential development in the country, incorporating the elements of a nature-infused and tropical rainforest environment.

Antonio said sales of the first of six towers of Acqua Private Residences, the second project under the group’s affordable yet high-value brand Century Limitless, have been quite brisk since the group started pre-selling latter part of the year. A total of 2,500 units will be offered for sale to the public at a price ranging from P95,000 to P100,000 per square meter.

He said the company is hoping to sell the first three towers this year and the next three by 2014.
Antonio said the group is estimated to generate around P13.5 billion in sales from Acqua Private Residences, which is located across Rockwell Center and easily accessible via a new bridge that traverses the Pasig River connecting Mandaluyong and Makati.

Construction of the first tower, The Niagara Tower with 42 storeys, will begin this year with the units expected for turnover to owners by the second quarter of 2015.

A private collection of special units called Acqua Prive, which includes townhouse, sky garden, private garden and penthouse suites, caters to discerning clientele looking for choice real estate. Unit sizes range from 27 to 140 square meters with an average price of P95,00 to P10,000 per square meter or almost half the price lower than upscale projects in the area. Residents may choose from a bare unit, or a fully-fitted and fully-furnished unit with two interior design themes.

Other towers that will rise at Acqua are The Sutherland, Detifoss, Iguazu, Victoria, and Yosemite, all named after some of the most beautiful waterfalls in the world. The five other towers will rise up to 50 storeys.

Century Properties sees increase in reservation sales

CENTURY Properties Group, the country’s biggest unlisted real estate developer, expects reservations sales to match last year’s 40-percent growth as it continues to launch new projects, a top official said.

In an interview with reporters on Thursday, Century co-chief operating officer Jose Marco Antonio said reservations could reach a record P14 billion this year, as buying demand remains robust given favorable economic conditions and continued remittance growth from overseas-based workers.

Century launched this week its newest project called Acqua Private Residences with an estimated sales value of P13.5 billion.

Situated in Mandaluyong City and across Rockwell Center in Makati, the six-tower residential project will offer a total of 2,500 units which the company plans to sell within the next two to three years, Antonio said.

The first tower will begin construction this year with turnover set by the second quarter of 2015.
“We expect 2011 to be positive, supported by continuing low-interest regime, growing remittances by overseas Filipino workers and expanding new homeowner market,” he said.

Acqua will be accessible via the Estrella-Pantaleon bridge that connects the cities of Makati and Mandaluyong, scheduled for inauguration today.

The company is marketing Acqua as the country’s first residential “Eden,” as  it will offer open spaces with lagoon pools as well as pocket and sky gardens within the buildings.

Units for the initial tower come in one-, two- and three-bedroom configurations with sizes ranging from 27 square meters (sqm) to 140 sqm and priced at P95,000 to P100,000 per sqm. The development will also offer “special” units such as Acqua PrivĂ© Townhouse, Sky Garden, Private Garden and penthouse units.

Century is eyeing aggressive expansion this year obtaining new investments of P2.25 billion from the Netherlands-based pension fund asset management firm APG.
