Century Properties sees increase in reservation sales

CENTURY Properties Group, the country’s biggest unlisted real estate developer, expects reservations sales to match last year’s 40-percent growth as it continues to launch new projects, a top official said.

In an interview with reporters on Thursday, Century co-chief operating officer Jose Marco Antonio said reservations could reach a record P14 billion this year, as buying demand remains robust given favorable economic conditions and continued remittance growth from overseas-based workers.

Century launched this week its newest project called Acqua Private Residences with an estimated sales value of P13.5 billion.

Situated in Mandaluyong City and across Rockwell Center in Makati, the six-tower residential project will offer a total of 2,500 units which the company plans to sell within the next two to three years, Antonio said.

The first tower will begin construction this year with turnover set by the second quarter of 2015.
“We expect 2011 to be positive, supported by continuing low-interest regime, growing remittances by overseas Filipino workers and expanding new homeowner market,” he said.

Acqua will be accessible via the Estrella-Pantaleon bridge that connects the cities of Makati and Mandaluyong, scheduled for inauguration today.

The company is marketing Acqua as the country’s first residential “Eden,” as  it will offer open spaces with lagoon pools as well as pocket and sky gardens within the buildings.

Units for the initial tower come in one-, two- and three-bedroom configurations with sizes ranging from 27 square meters (sqm) to 140 sqm and priced at P95,000 to P100,000 per sqm. The development will also offer “special” units such as Acqua Privé Townhouse, Sky Garden, Private Garden and penthouse units.

Century is eyeing aggressive expansion this year obtaining new investments of P2.25 billion from the Netherlands-based pension fund asset management firm APG.

Century Properties expects residential sales growth

CENTURY Properties Inc. on Thursday said it expects to sustain growth given the strong demand for residential products.

Jose Marco Antonio, Century Properties co-chief operating officer, told reporters that the company’s reservation sales are expected to grow by 40 percent to P14 billion this year from P10 billion in the previous year.

Antonio said the growth in the property sector is a confluence of several factors such as the availability of long-term financing, the low-interest rate environment, strong demand locally and globally, and the huge backlog in residential units.

Given the vibrant property sector, Century Properties expects to sell the first two to three towers of its latest project, the P13.5-billion Acqua Private Residences, this year.

The six-tower development, all named after world-renowned waterfalls, is situated at a 2.4-hectare property in Mandaluyong City, just across Rockwell. The project is also located near the newly built Estrella-Pantaleon bridge, connecting Makati and Mandaluyong.

Acqua Private Residences aims to target the rapidly growing middle-income market, comprised mostly of Filipino expatriates.

“We see there are a lot of similar developments that the projects are starting to become commoditized. What we aim to do is differentiate by targeting the premium end of this market,” said Antonio.

Acqua will incorporate the elements of a nature-infused and tropical rainforest environment. Complementing its tropical rainforest concept is its central amenity, The Pebble, a 3,000-square meter facility that serves as a country club.

It will also feature the 300-meter boardwalk dubbed the Riverwalk Promenade, which will house a riverfront stretch of 2,000 square meters of retail spaces.

Construction of the first tower, The Niagara, will commence next year and is scheduled for completion by the second quarter of 2015. Construction of the succeeding towers will begin six months after.
It will have 42 floors, comprising around 400 to 500 units of one-, two-, and three-bedrooms. A private collection of special units called Acqua Prive includes Townhouse, Sky Garden, Private Garden and Penthouse.

Unit sizes range from 27 to 140 square meters with an average price of P95,000 to P100,000 per square meter.

First Residential Eden launched

Leading real estate developer Century Properties defines its newest residential project, Acqua Private Residences in Mandaluyong City, as an urban address infused with all that we love about the tropical rainforest: the peaceful sight and soothing sound of cascading waterfalls, abundant greenery, and invigorating lagoon pools.
Acqua is a piece of paradise in the center of the metropolis, made even more exciting as residents will get such exclusive amenities as their own Country Club by the Water, a Riverwalk Promenade, and a water shuttle that will take them to and from Makati,” said Marco R. Antonio, Century Properties Managing Director and Project Head for Acqua.

The 6-tower development is located on a 2.4-hectare property that is accessible via a new bridge called Estrella-Pantaleon, which connects the cities of Mandaluyong and Makati. Antonio adds: “Acqua is designed and developed for discriminating buyers looking for a supreme location, affordable chic, and truly inimitable real estate. Acqua is one of the highlights of Century Properties’ 25th anniversary this year, and is the much-anticipated follow on project of our brand Century Limitless, which develops high-quality homes at affordable prices.”

Unlike any other project that has come before it, Acqua’s masterplan allots twice the size of its land area to open space, amenities and greenery, spread throughout the buildings, roof gardens and amenity areas. Conceptualized by Century Properties with the London-based award-winning design firm Broadway Malyan, and local counterpart R Villarosa Architects, its unique riverside location provides a picture of how its surrounding environs will be revitalized in the coming years.

“We aim to contribute to the gentrification of an old industrial area into a bustling center of activity, as well as help realize the grand vision for the rebirth of the Pasig River and fill it with riverside attractions,” Antonio said.

The first tower to rise at Acqua is the Niagara Tower, a visually arresting architectural edifice, coined after the famous waterfalls straddled between Canada and the United States. Rising up to 42 storeys, Niagara offers 1BR, 2BR and 3BR units.

A private collection of special units called Acqua Privé caters to the discerning clientele looking for choice real estate. Acqua Privé includes Townhouse, Sky Garden, Private Garden, and Penthouse units. Unit sizes range from 27sqm to 140sqm with an average price of P95,000 to P100,000 per square meter — almost half the price lower than upscale projects in the area. Residents may choose from a bare unit or a Fully-furnished unit with two interior design themes.

Antonio added: “We are delighted to introduce a residential landmark that embraces the modern lifestyle and yet infuses the reinvigorating experience of being surrounded by a majestic tropical rainforest.
